Should I paint myself or hire a painter?

Paint it yourself if the walls are sound, the ceilings are normal height and you have the time. Hire a painter for plaster repair, high ceilings, old trim, cabinets and anything involving old paint that may contain lead.

One bedroom with good walls is a fair weekend project. A pre-war apartment with cracked plaster is not, because the skill is in the repair work, not the rolling.

How much would I save painting myself?

You would save most of the labor, which HomeGuide puts at 70% to 85% of a professional paint job. You still pay for paint, primer and tools.

Paint costs $20 to $80 per gallon nationally. Count your own time, and the cost of fixing it if it goes badly. In an apartment, also count where you will live while the room is torn apart.

Is a two-story exterior too dangerous to DIY?

For most people, yes. Working from a tall ladder while scraping and painting is how serious falls happen.

In Manhattan the ladder would also stand on a public sidewalk with people passing under it. Exterior work above the ground floor here should be left to insured contractors with proper access equipment.

Is renting a sprayer worth it?

Rarely, for a homeowner. A sprayer is fast on empty rooms and big open surfaces, but masking takes longer than the spraying, and it takes practice to avoid runs.

In a furnished apartment, overspray settles on everything. A good roller and brush are the better tools for most do-it-yourself jobs.

My DIY paint job looks bad: can a pro fix it?

Yes. A professional can fix a bad paint job, and the cost depends on what went wrong.

Roller marks, thin coverage and wobbly edges are put right by sanding and recoating. Paint that is peeling because it went over gloss or dirt has to be removed first, which is more work.

When is a job too big to do myself?

A job is too big when it needs skills or equipment you do not have, or more time than you can give. Signs are ceilings over ten feet, stairwells, failing plaster and whole apartments on a deadline.

Lead paint is the other line. In a pre-1978 home, sanding and scraping old paint yourself can contaminate the whole apartment with dust.

Why is new paint peeling after a few months?

Paint that peels within a few months did not bond. The cause is nearly always under the paint: moisture, grease, dust, gloss or old oil paint that was not primed.

In older buildings, new paint can also pull off weak old layers beneath it. The fix is to remove what is loose, correct the cause, prime and repaint.

Why does new paint look streaky or show roller marks?

Streaks and roller marks come from paint applied too thin, rolled after it began to dry or put on with a poor roller. Shiny finishes and strong side light make them stand out.

A light sand and one more full coat, rolled wet edge to wet edge from top to bottom, normally cures it.

Why can I still see the old color?

You can still see the old color because the new paint has not built enough thickness to hide it. One coat seldom hides a strong color.

The answer is a second coat, or a primer coat where the change was large. A quote for two coats should deliver full coverage.

Why does the wall look splotchy in side light?

A wall looks splotchy or uneven in side light when parts of it have a different sheen. Unprimed patches, touch-ups and missed areas all reflect light differently.

Long walls beside big windows, as in lofts and newer condos, show this most. Priming the repairs and recoating the whole wall evens it out.

Why do touch-ups not match?

Touch-ups do not match because paint on the wall has aged, and because a dab from a brush has a different texture from the rolled coat around it.

Use the same can, the same kind of roller and feather the edges. With eggshell and shinier finishes it often takes repainting the wall from corner to corner.

Why did paint peel off with the painter's tape?

Paint comes off with tape when it has not bonded well to the layer beneath, or when the tape was stronger than the paint was ready for.

Use a low-tack tape on fresh paint, and pull it slowly at an angle, back on itself. If old paint lifts in strips with the tape, that surface has an adhesion problem that needs primer.

Should a painter come back to fix missed spots?

Yes. A painter should come back for missed spots, thin areas and drips. They are part of finishing the job.

Walk the work with the painter in good light before the final payment and mark anything you see. We do that walk with you at the end of every job.

The painter will not come back: what are my options?

Put the problems in writing with photos and give a deadline. If the painter still will not return, you can complain to DCWP through 311 if the contractor is licensed for home improvement work, or to the New York Attorney General.

Small claims court is the other route. Keep the contract, proof of payment and your messages.

The painter left paint on floors and windows: what now?

Ask the painter to clean the paint drips off the floors and windows before you pay the balance. Fresh latex comes off most hard surfaces with care.

Do not scrape old wood floors or stone yourself. Paint on glass is removed with a sharp blade held flat on wet glass. Damage that cannot be cleaned is a claim against the contractor.

The final invoice is higher than the written estimate: what now?

Ask for every added item in writing and compare it with the contract. You owe the agreed price plus any extra work you approved.

Changes should be agreed and priced before they are done, not found on the invoice. If you did not approve an extra, say so in writing and pay the amount that is not in dispute.

Who pays to fix paint that failed early?

The painter pays if the paint failed because of poor prep or application, and a written warranty makes that easier to enforce.

The owner pays if the cause was a leak, damp in the wall or movement in the building. When the product itself is at fault, the paint maker may cover materials. Finding the cause comes first.
