The NYC Painting Company paints homes and businesses across Manhattan, from Washington Heights and Harlem down to Tribeca and the Financial District. Most of our customers live in apartments: co-ops, condos, rentals and lofts. We also work in brownstones and townhouses, and for shops, offices and landlords. The services are interior and exterior painting, cabinet finishing, plaster and drywall repair, wallpaper and ceiling texture removal, and help with color. We are licensed and insured.
Manhattan housing is old, and that shapes every job. Pre-war plaster cracks, moldings carry many layers of paint, and some of those layers contain lead, so preparation takes longer than the painting itself. Outside there is little siding. There is brick, brownstone, iron and wood trim, all facing humid summers, freezing winters and sidewalk salt. Buildings add their own rules: insurance certificates, work hours, elevator bookings, and landmark review for exterior colors on protected blocks.
A job begins with a visit. We look at the walls, ceilings and trim, ask about your building's requirements and talk through colors and sheen. You receive a free written quote listing the surfaces, repairs, primer and coats. On the agreed day we protect floors and furniture, do the repairs, prime and paint, and tidy up each evening. When the last coat is dry we walk through with you, fix anything you spot and leave labeled leftover paint for touch-ups.

Frequently asked questions
How much does it cost to paint an apartment in New York?
By national figures published by HomeGuide for 2026, painting an apartment costs $800 to $3,600 for a studio, $1,200 to $4,800 for a one bedroom and $1,600 to $7,200 for a two bedroom. Those are not our quotes. Plaster repair, ceiling height and building rules set your price, and we give it in writing after a free estimate.
Do I need a permit to paint in New York City?
No. The Department of Buildings lists painting and plastering among the work that needs no permit. On a landmarked building, changing an exterior color needs approval from the Landmarks Preservation Commission.
Will my co-op or condo need paperwork from the painter?
Usually. Most Manhattan buildings ask for a certificate of insurance before a contractor may start, and many set work hours and service elevator times. Send us your building's rules and we work to them.
Should I worry about lead paint in an old apartment?
Yes, in any building from before 1978, and most of all before 1960. Intact lead paint can be painted over, but sanding and scraping it must be done with lead-safe methods. New York City's Local Law 1 puts extra duties on owners of rental units.
Can you repair plaster walls before painting?
Yes. Patching, crack repair, skim coating, sanding and priming are part of our work. In pre-war buildings that prep is usually the larger part of the job.
Does a painter need a license in New York City?
New York State has no painter's license. The city's consumer agency, DCWP, licenses home improvement contractors for residential work over $200. The NYC Painting Company is licensed and insured.
