Is painting brick a bad idea, and does it trap moisture?

Painting brick can trap moisture if the wrong coating goes on, or if the wall is already wet. Brick takes in water and needs to dry out through its face.

A breathable masonry paint or mineral coating lets vapor pass. A thick sealing paint does not, and in freezing weather trapped water can pop the face off the brick. Fix leaks, open joints and bad pointing before any paint. Nationally, painting brick costs $1.50 to $4.50 per square foot.

Should I paint my brick or leave it natural?

Leave it natural if the brick is in good condition and has never been painted. Paint is a commitment: once you paint a brick wall it must be repainted, and removal is costly at $1.50 to $9.50 per square foot nationally.

Brick that is already painted should be kept painted and maintained. On a landmarked building, painting bare masonry is generally not approved. HomeGuide lists painted brick lasting 3 to 5 years with acrylic latex and 20 years or more with mineral-based coatings.

Can you paint brownstone or limestone?

It is best not to paint sound brownstone or limestone. Brownstone is a soft sandstone that flakes when water gets trapped behind a coating.

Worn or spalling brownstone is a repair job for a facade mason, not a painter. Where a stone front has been painted for years, it can be repainted with a breathable coating. Check landmark status first.

Can you paint stucco, and what paint sticks to it?

Yes, you can paint stucco. Acrylic masonry paint and elastomeric coatings both stick to stucco that is clean, dry and sound. Nationally it costs $1.00 to $5.50 per square foot.

In Manhattan, stucco is found on rear walls, extensions, party walls and garden walls. New stucco must cure before painting. Elastomeric bridges small cracks but uses far more material.

Do hairline cracks in stucco need fixing first?

Yes. Hairline cracks let water in, and freezing weather widens them. They should be sealed before painting.

Very fine cracks can be bridged by a masonry primer and an elastomeric coating. Wider cracks are opened, filled with a flexible masonry patch and textured to match. Cracks that keep growing need a mason to look at the wall.

How often does stucco need painting?

Stucco needs painting every 5 to 7 years, by the published figure. Walls that face the weather or stay shaded and damp go sooner.

Repaint when the color has faded, the surface chalks on your hand or cracks appear.

What paint is best on wood siding and trim, and will paint fix dry cracked wood?

A quality acrylic exterior paint over the right primer is best on wood siding and trim. Paint will not fix dry, cracked wood. It only covers it.

Cracked wood needs loose fibers sanded off, cracks filled or caulked and bare areas primed. Wood that is split through or soft should be replaced. In Manhattan the wood is mostly doors, windows, cornices and bay fronts, and much of it is old enough to carry lead paint.

How much to paint a cedar shingle house?

Shingles take more paint or stain than flat boards because of their rough faces and many edges. Cedar shingle houses are very rare in Manhattan, so we price any such job on site.

Can you paint vinyl siding?

Yes, you can paint vinyl siding with an acrylic paint made for vinyl, after a thorough wash. Nationally it costs $1 to $3 per square foot.

Vinyl is uncommon here. It turns up on rear extensions and rooftop bulkheads. The published lifespan of paint on vinyl is 5 to 10 years.

Can vinyl siding be painted a darker color, or will it warp?

It can warp. A color darker than the original absorbs more heat, and vinyl buckles when it gets too hot.

Paint makers sell vinyl-safe colors made to limit heat gain. Stay within those, or keep to a shade no darker than the siding was.

Does painting vinyl siding void the warranty?

It can. Some siding makers say painting voids the warranty, and others allow it with conditions. The answer is in your own warranty document.

Check it before you decide. On siding old enough to need paint, the warranty has often run out anyway.

Can you paint aluminum siding?

Yes. Aluminum siding and metal panels paint well once the chalky old coating is washed off and bare spots are primed. Nationally it costs $1 to $4 per square foot, and the paint lasts 5 to 10 years.

Can you paint cast iron, fire escapes and metal railings?

Yes, and they need it regularly. Iron and steel rust wherever the paint film breaks.

Loose paint and rust are removed, bare metal gets a rust-inhibiting primer and the finish is an exterior metal enamel. Paint on old ironwork often contains lead, so scraping must be done with lead-safe methods.
